Life Opens Up at Saddleback
Saddleback is being woven into the rolling desert northwest of Phoenix, where saguaro and palo verde grow tall together and sunsets get applause. This is a community shaped by the land it sits on, with homes positioned to frame mountain views instead of rooftops. Over 60 miles of trails connect village to village, Lake Pleasant is five minutes away, and downtown Phoenix stays within easy reach. Model homes are open and the first families are choosing their homesites right now.
Life Opens Up at Saddleback
Three 20-acre neighborhood parks, over 600 acres protected in perpetuity, and thousands of saguaros preserved and replanted as the community grows.
Four Villages, Four Ways to Live Here
Each Saddleback village is nestled into the hills with its own character and its own builders, all connected by trail to everything else in the community. Here is what is selling now and what is coming.
Saltbrush
The inaugural village and the first chapter of Saddleback. Taylor Morrison and Lennar model homes are open with a diverse mix of floor plans for singles, empty nesters, growing families, and multigenerational households. The Saltbrush Trail runs north to scenic nature trails and south to Founders Park.
Blue Basin
Luxury single-family homes brought into the Sonoran hills, designed to be as striking as the landscape around them. David Weekley Homes and Toll Brothers will release homes for sale in 2027.
Long Canyon
An inspired collection of single-family residences from David Weekley Homes and Toll Brothers, designed to elevate their natural surroundings. Home sales anticipated to begin in 2027.
Long Canyon Reserve
A gated enclave defined by dramatic topography and sweeping views. Camelot Homes will offer just 19 luxury residences with soaring ceilings, chef-inspired kitchens, and floor plans from approximately 3,000 to 5,500 square feet.
Choose Your Builder, We Represent You With All of Them
Saddleback brings together some of the most recognized names in American homebuilding. Whichever builder you choose, our role stays the same: we represent your interests, not theirs.
Taylor Morrison
Six furnished model homes across three collections. The Discovery collection runs roughly 1,575 to 2,507 square feet. Encore offers larger plans with lofts, flex rooms, and multigenerational options. Passage rounds out the lineup with additional layouts and garage configurations.
Lennar
Single-level and two-story plans from approximately 1,965 to 3,253 square feet, including Lennar's NextGen suites with a private entrance, bedroom, bath, and garage for multigenerational living. Homesites range from 45 to 70 feet wide.
David Weekley Homes
Joining Saddleback in the Blue Basin and Long Canyon villages with home releases anticipated in 2027.
Toll Brothers
Bringing luxury single-family residences to Blue Basin and Long Canyon, with sales expected to begin in 2027.
Camelot Homes
Nineteen gated luxury residences in Long Canyon Reserve, approximately 3,000 to 5,500 square feet, projected to debut in 2027.

Our Saddleback Buyer Advantage
Get 1% of Our Commission Back at Closing
When you let us register you with the Saddleback builders and represent you through your build, we give you 1% of our commission back at closing. On a $650,000 home, that is real money toward your closing costs, your rate buydown, your window coverings, or your backyard. The builder pays our commission out of the price you are already paying, so this is value you would otherwise leave on the table by walking into the sales office alone.
It Costs You Nothing Extra
Builders set aside a co-broke commission whether you bring representation or not. Registering with us simply means that money works for you.
You Choose How to Use It
Apply your rebate toward closing costs, a permanent rate buydown, upgrades, or take it as a credit at closing where permitted.
You Keep Full Representation
The rebate comes on top of everything else we do: contract review, upgrade guidance, lot selection, build oversight, and inspections.
Rebate applies to qualifying Saddleback purchases where Qualify Before You Buy registers the buyer prior to first builder contact. Lender approval may be required to apply credits at closing. Full terms provided in writing.
Built Right, Verified Three Times
Our Inspectors Hold the Builder to the Standard
A brand-new home is not automatically a flawless home. Framing gets covered by drywall, plumbing disappears behind walls, and the things that matter most are the things you cannot see on a walkthrough. That is why our buyers get independent inspections at the milestones that actually protect them. We bring in industry-leading inspectors who work for you, document what they find, and give you the written evidence to hold the builder accountable while your warranty coverage is still active.
The Workmanship Walkthrough
Before your first-year warranty period closes, our inspector documents every workmanship and materials issue across the home. Drywall, paint, trim, fixtures, grading, doors, windows, and finishes all get reviewed and reported so the builder can address them under warranty.
Systems and Distribution
As your second-year coverage approaches its end, we inspect the systems running through your home. Plumbing, electrical, mechanical, and HVAC distribution get evaluated and documented while the builder is still responsible for them.
Structural and Latent Defects
Arizona gives homeowners a long window for structural and latent construction defects, and most buyers never use it. We inspect the foundation, framing, roof structure, and other structural elements before that window closes, so you are not discovering a major issue the year after your protection expires.
Most new construction buyers get one builder walkthrough and a handshake. Our buyers get three independent inspections timed to the moments that matter.
Register With Us Before You Visit the Model Home
This is the single most important thing to know about buying new construction at Saddleback. Builders require that your agent registers you on your very first visit. If you walk into the sales office alone and sign in, the builder's representative becomes your only point of contact, and in most cases you can no longer bring in your own representation for that community. The 1% rebate disappears. The inspection program disappears. The negotiation support disappears. Registering takes about two minutes and costs you nothing. Once you are registered with us, you can tour models on your own schedule, take your time, and know that you have someone in your corner for the entire build.

You are not required to have one, but you give up a great deal without one. The builder's sales representative works for the builder. Your own representation means contract review, upgrade and lot guidance, negotiation support, build oversight, independent inspections, and in our case, 1% of our commission back at closing. It costs you nothing extra because the builder already allocates a co-broke commission.
Before your first visit to the Saddleback sales office or model homes. Builders require agent registration on the initial visit. If you sign in alone, you typically cannot add representation later for that community, and you would forfeit the 1% rebate and inspection program.
When we register you and represent you through your Saddleback purchase, we return 1% of our commission to you at closing. You can apply it toward closing costs, a rate buydown, or other permitted uses. Lender approval may be required depending on how you apply the funds. Full terms are provided in writing before you commit.
The first-year inspection covers workmanship and materials such as drywall, paint, trim, fixtures, doors, windows, and grading. The second-year inspection covers systems including plumbing, electrical, mechanical, and HVAC distribution. The eighth-year inspection covers structural and latent defects including foundation, framing, and roof structure. Each one is timed to complete before the relevant coverage period ends.
Yes. Builders frequently offer meaningful incentives for using their in-house lender, and sometimes those incentives outweigh a better rate elsewhere. We help you compare the builder's total package against outside lenders so you can see which option actually costs less over time.
Saddleback falls within the Peoria area school boundaries in the 85383 zip code. Because boundaries can shift as the community builds out and new schools are planned, we verify current assignment for any specific homesite before you commit.
